Sustainable Management Plans, as their name suggest, assesses a development to ensure an adequate level of sustainability features have been incorporated into the design. The assessment will generally include a Bess Assessment and a Water Sensitive Design Assessment, with the following factors considered within the report:
Following the assessment, the Green Rate consultant preparing the report will suggest cost effective, realistic sustainability features to ensure that the proposed development meet all regulatory requirements.


Why and when do I need a Sustainable Management Plan
In Victoria, local Councils have planning instruments that require a variety of factors to be considered before approval can be granted for a development application. The requirement for a Sustainable Management Plan is triggered when a development application is submitted and is normally formally requested by a Request for Information issued by Council.
Sustainable Management Plan are required within Victoria for new residential developments with 10 or more dwellings and for commercial developments with greater than 1,000 m2 Gross Floor Area.
What else can Sustainable Management Plan be called
Sustainable Design Assessments can go by a variety of names such as Environmentally
Sustainable Design (ESD) reports, BESS Reports and Sustainability Reports.
